Under The Eaves Inn is surrounded by Zion National Park on three sides, less than a mile from the park entrance. It is a romantic 1931 landmark home located in the heart of Springdale, Utah with beautiful gardens and shade trees. The inn offers easy access to the Park entrance, shuttle stops, shops, and restaurants.
Due to the historic nature of our home, every room has its own character and ambience. It was not built to be an inn, so some rooms are quaint. Our lodging accommodation ranges from one of the best suites in Springdale to the more practical Hiker's Room. We are certain that you can find just the right room to meet your needs.
If you are looking for the hotel-style experience, sorry, we are not for you! There are no TV's or phones in the rooms; however, we do offer serenity, charm, a lovely historic home, and gardens for your enjoyment.

Important Things To Know
At Under The Eaves Inn we cater to an adult clientele; children 8 years or younger by agreement only, please, and when allowed must be accompanied by their parents at all times. Thank you.
Check in is from 3:00 pm. Please let us know in advance if you will arrive after 9:00 pm.
Free high speed wireless internet is included in your stay.
Free parking is available, one car per room.
Under the Eaves Inn has a No Smoking policy.
Sorry, no pets.
Holiday periods and weekends throughout the season require a two night minimum stay, unless we have a one night room slot available. All rates assume double occupancy.

Deposits and Cancellation Policy
Deposits To confirm your reservation, a one night deposit (per room) plus tax is required. The balance of your reservation is due two weeks prior to your arrival and will be charged to your card on file.
Cancellation/Change Policy Because we are a small inn with only eight rooms, we lose money on cancelled and modified reservations and must enforce a cancellation/change policy (per each room reserved). If you need to cancel or change your reservation for any reason, please give as much notice as possible to allow us time to re-rent the room.
Direct Bookings via our Website All cancellations or changes are subject to a $45 cancellation administration fee. Prior to 14 days: If cancellations are made 14 days prior to your arrival date, your deposit will be refunded (less a $45 per room cancellation fee). Within 14 days: If cancellations are made fewer than 14 days prior to your arrival date, you are not guaranteed any refund. We will try our best to re-rent your room(s) and refund a portion of the money back to you. Since last-minute bookings are discounted, a full refund is not possible. We do offer trip insurance if you are concerned you may need to cancel. This must be purchased at the time of booking.
