Under The Eaves Inn is surrounded by Zion National Park on three sides, less than a mile from the park entrance. It is a romantic 1931 landmark home located in the heart of Springdale, Utah with beautiful gardens and shade trees offering easy access to the Park entrance, shuttle stops, shops and restaurants.
Our lodging accommodation ranges from one of the best suites in Springdale to the more practical Hiker's room. Due to the historic nature of our home, every room has its own character and ambience. It was not built to be an Inn, so rooms are quaint. Although our in house rooms are comfortable and welcoming, they aren't particularly spacious as we wanted to preserve the charm and atmosphere from the past by keeping the style and original layout of our historic building. For those guests staying longer or needing extra space, we recommend booking one of our other rooms on our property with queen beds or larger.
If you are looking for the 'hotel style' experience, sorry, we are not for you! There are no TV's or phones in the rooms, however we do offer: serenity, charm, a lovely historic home and gardens for your enjoyment.

Important Things To Know
At Under The Eaves Inn we cater to an adult clientele; children 8 years or younger by agreement only, please, and when allowed must be accompanied by their parents at all times. Thank you.
Check in is from 3:00pm. Please let us know in advance if you will arrive after 9:00pm.

Holiday periods and weekends throughout the season require a two night minimum stay, unless we have a one night room slot available. All rates assume double occupancy.
A full breakfast option is available.
We offer a voucher for a delicious full breakfast at Oscar's Cafe ($5 per person per day) - your choice from the menu. Oscar's is open 7:00-11:00am for breakfast. This enables you to choose a breakfast that best fits your schedule, and offers a variety of choices to accommodate dietary needs.

Deposits and Cancellation Policy
Because we are a small B&B with only seven rooms, we lose money on cancelled reservations and must enforce a cancellation policy. If you need to cancel for any reason, please give as much notice as possible to allow us time to re-rent the room.
Deposits To confirm your reservation, a one night deposit (per room) plus tax is required. The balance of your reservation is due two weeks prior to your arrival and will be charged to your card on file.
Cancellation Policy All cancellations are subject to a $45.00 cancellation administration fee.
Prior to 14 days: If cancellations are made 14 days prior to your arrival date, your deposit will be refunded (less a $45 per room cancellation fee). Less than 14 days: If cancellations are made less than 14 days prior to your arrival date, your deposit (less a $45 per room cancellation fee) will be refunded only if we are able to re-rent the room(s) for the full reserved time period. If we are not able to re-rent the room(s) for the full reserved time period, you will be responsible for the full amount of all vacant nights.
